We took the majority of our childrens’ toys to our neighbors garage and removed the bulk of our family photos as a way to declutter and depersonalize our home.
Touch Up Paint
Did you know the oil of your skin can leave fingerprints on painted walls? We had plenty of handprints on the hallway walls from when our youngest learned how to walk, so we painted over those areas. A fresh coat of paint brightens a room or cleans up a kitchen island in a short amount of time. We also repainted the front door of our home and cleaned up the exterior trim.
Deep Clean
There is no reason why a potential buyer should ever smell garbage, see dust on furniture, or walk across a stained rug. The cost to deep clean your home is necessary if it means your home will sell fast. If you can clean your home from top to bottom yourself, then that will save you the cost of a cleaning agency. My husband and I hired a service to deep clean our home and the fresh carpet lines, shiny windows, and dirt free counters were worth every penny.
Hire a GREAT Photographer
How many times have you looked at a listing for a house online, only to click through the photos quickly and reject the house in disgust? Potential buyers study homes online before they actually walk through the doors and you want your listing pictures to reflect the best parts of your home.
Hire a great photographer who has a wide angle lens and knows a thing about lighting and photoshop if you want to sell your home fast. The day our photographer came to shoot our house for the listing it actually rained outside. The sky was gray and gloomy, which created poor lighting inside our home. Thankfully, our photographer was able to photoshop a blue sky into the exterior photos, as well as brighten the interior photos. Bright, beautiful listing photos will help sell your home fast.
Organize Your Closets
In every potential home I have ever visited while house hunting, I open the closets to check their size and shelf situation. If the shelves are messy or the closet is packed with hoarded materials, I am immediately distracted and disgusted, unable to appreciate anything about the closet. Organize your closets before you put your home on the market and get rid of unwanted materials.
Fresh Flowers
Fresh flowers are an easy way to brighten any room, even the most drab and small places. We put fresh flowers in almost every room of our home not just for the showing, but also for our listing photos.
Make Your Home Smell Good
The scent of your living space is one of the most important factors sellers should take into consideration before putting their home on the market. If your house smells good – freshly baked brownies, a savory roast in the crockpot, essential oils in the diffuser – potential buyers will want to spend more time looking around. Make sure that if you have pets, you remove them from the home during a showing. Not only will the sight of a pet turn off a non-animal-loving buyer, but the smell of a cat or dog is never pleasant.
Price It Right
If you want to sell your home quickly, you have to price it right. A house that is overpriced or underpriced will not sell quickly. Our agent looked at the homes for sale in our neighborhood, as well as the homes that sold in the previous six months, and we priced our house accordingly. Even though my husband and I had a set price in our mind for the house, we knew it could receive offers below or above. However, we priced our home just right so that the buyers couldn’t walk away from the house.

We purchased our first home a few months ago and it was very clear which sellers had a good agent and which didn’t. We saw houses with complimentary water bottles and cookies out for viewers, and other houses with dirty laundry sitting in the corner. Little things make the biggest difference, both good and bad.
